New construction homes can be a viable option when there is a limited inventory of single-family homes available on the market, or when home buyers can’t find all of their needs and wants in a pre-existing home.
Although the process is a little bit different than shopping for a home listed on the market, building your own home can be a very exciting and worthwhile venture.
Generally, the market for new home construction falls into two categories:
- Individual Lots - typically financed by the homeowner, these homes are often built to specifications based off customized architectural plan. Lot size, home style and costs can vary greatly depending on location and customization.
- Neighborhood Lots - new home construction developments are a very popular way to get into a new home without all of the decision-making and varying costs. A builder typically uses a specific home style with several floor plan options. Sometimes there is a spec home on-site to tour. Neighborhood lots are most often financed by the builder.
At Moe Marketing we are a brokerage agency. We bring buyers and sellers together and put all the pieces in place when they need to happen. This is true with pre-existing homes as well as new construction. And, when it comes to new construction, I built my own house - and I know a thing or two about home construction!
If you are considering building a custom home, we can help you find the land, connect you with an architect to develop your plan, builder, and a loan officer who can facilitate the financing. If the Neighborhood Lot is more attractive to you, we can help you find the ideal location and connect you with the builder to move you ahead quickly towards building your new home.
